About the property

Project description

Langfjordtunet – an investment in the future, with a new home in a fantastic area!

We are pleased to present the development of Langfjordtunet – a brand-new, modern residential area in Sandnes. Here you get the best of both worlds: peaceful surroundings and proximity to schools, shops and leisure activities. Langfjordtunet is attractively located, with hiking terrain and ski trails close by, while kindergarten, school, shops and sports facilities are all within walking distance.

The residential area comprises a total of 36 apartments, 7 terraced houses and 7 building plots, and will be built out in phases. The first phase will consist of one block of 12 apartments plus 7 terraced houses, planned as one housing cooperative (borettslag), or alternatively one cooperative for the apartments and one for the terraced houses. The area will be landscaped with attractive communal areas such as a playground, green spaces and parking. The seller and developer is Langfjordtunet AS, a company wholly owned by Boligbyggelaget Nord (Bonord) and Fiskebeck Holding AS. The housing cooperative will be affiliated with Bonord upon its establishment. This means, among other things, that the cooperative is covered by a guarantee scheme, and that the cooperative's management and administration are taken care of from day one.

The project is delivered turnkey. The apartments are fitted out to a modern standard and finish, and are delivered turnkey by the contractor Fiskebeck Håndverk AS. For those who wish to add an extra personal touch to their apartment, it will be possible to make changes and optional upgrades to surfaces, lighting, fittings and more, if you act early.

The project in brief

At Langfjordtunet you can choose between the following home types:

2-room apartment (3 units)
A space-efficient apartment containing everything you need, spread over approx. 42 well-planned square metres. There is also a glazed balcony of approx. 6.5 square metres. The apartment comes with a carport and storage unit for sports equipment, and suits both singles and couples of all ages who do not have a particularly large space requirement.

3-room apartment (6 units)
A flexible apartment that suits most people. This apartment has 2 bedrooms and a good layout, and can suit both singles and couples of all ages, with or without children. Measured internally, the apartment is approx. 72 square metres, with a glazed balcony of approx. 8.5 square metres in addition. A carport with storage unit is included.

4-room apartment (6 units)
The largest apartment in the project suits those who need 3 bedrooms and want both a bathroom and an additional toilet/utility room. The apartment is 86 square metres, with extra space in every room and a glazed balcony of around 10.5 square metres. The apartment comes with a carport and storage unit.

3-room terraced house (3 units)
The terraced house that is perfect for those who want everything on one level and a little outdoor space. You get 2 bedrooms, a large terrace and a practical carport with storage unit right next to the house. If you want easy access to the playground and outdoor areas, this is a great home!

4-room terraced house (4 units)
This is an end-of-terrace house of around 100 sqm, and is therefore the largest home type at Langfjordtunet. Among other things, you get 3 bedrooms, as well as both a bathroom and a utility room. The home will suit families with several children. You get a ground-level terrace across the whole front and a carport with storage unit right next to the house.

Standard

Standard and quality have been decisive in the choices made for the project. Whichever apartment type you choose, or if you choose a terraced house, you will get a home with a high standard and carefully considered choice of materials. Among other things, heating is by underfloor water heating, and the indoor climate is ensured by a balanced ventilation system. The floors are delivered with 30x60 floor tiles in the entrance hall, and mainly single-strip Berry Alloc (or equivalent) laminate in the other rooms. Walls in living areas have painted plasterboard, as do the ceilings. Spotlights are fitted as standard in the living room, kitchen, hallway and bathroom.

Kitchen, bathroom and wardrobe fittings are delivered in good quality. The kitchen is supplied by NOVA kjøkken, of the Vanntind type in beige, with a laminate worktop. The kitchen is delivered complete with white goods: hob, oven, fridge-freezer and dishwasher from a well-known supplier. The bathroom is delivered with vinyl flooring and Fibo Trespo (or equivalent) wet-room panels on the walls. The fittings consist of a wall-hung toilet, a 90 cm bathroom vanity unit with a single basin, a mirror with light, and 90 cm x 90 cm shower screens. In home types with a utility room, floor covering with upturned edges is supplied, with painted plasterboard with wet-room paint on the walls and ceiling.

The apartment buildings are delivered with both a stairwell and a lift serving all floors.

The homes are delivered turnkey. See the delivery description and room schedule from the seller, attached to the sales brochure.

Outdoor & communal areas

The handover of communal and outdoor areas is to be carried out by the seller and the board of the housing cooperative/real-estate co-ownership (realsameie), and the handover of the homes may take place independently of this.

The ideal share in the co-ownership is deemed taken over even if title to the share has not been transferred. This means that the seller reserves the right to make a pro et contra settlement of accrued costs, including public fees, charges and property tax.

The handover of communal and outdoor areas is to be carried out by the seller to the entity that, under the final organisational decision, is to take over the communal area – whether the board of the housing cooperative, the board of the residents' association, or possibly the board of a real-estate co-ownership. Title to the communal property will be transferred once the entire development of the area has been completed.

Depending on the season, communal areas may be completed after the homes. The seller may decide that handover takes place in phases, for example by taking over internal communal areas before the external ones. Minutes are kept of the handover inspections, and any defects to be rectified by the seller are recorded in the minutes.

If the outdoor/communal areas are not completed when the homes are handed over, the estate agency recommends that a proportionate amount be retained in the agency's client account as security for completion of the outstanding work. Alternatively, the seller may provide a guarantee for completion, with an amount calculated by subcontractor(s) and/or a surveyor.

The above information on retention applies correspondingly to matters outstanding before a completion certificate can be obtained.

Storage units

One external storage unit for sports equipment is included per home.

Miscellaneous

The project includes apartments, terraced houses and detached-house plots. Prospective buyers should note that the building plots are sold directly by the developer, Langfjordtunet AS. Advanti & Partners Alta AS has only a settlement/contract assignment for the building plots. The agency's responsibility is then limited to drawing up the purchase contract/documents, carrying out registration of title, and carrying out the financial settlement between the parties.

Shared ownership
With Shared ownership with Coo we give more people the opportunity to own their own home. Do you have income and the ability to service a loan, but lack part of the equity needed to buy a home? Then you are in the target group! Contact the agent for more information.

Building, area & standard

Area

Usable area (BRA-i): from approx. 41.7 sqm to approx. 100 sqm.

For an overview of the area of the various homes, see the attached floor plans and/or price list.

The areas are calculated according to the area standard NS 3940:2023, which applies from 01.01.24. This is a change from the previous standard, and the new area terms are as follows:

BRA-i (internal usable area): the usable area of the dwelling within the enclosing walls.

BRA-e (external usable area): the usable area of all rooms outside the dwelling that either belong to the dwelling through sectioning or that the dwelling has a right of use to under the articles of association, for example a storage unit in the basement.

BRA-b (usable area of glazed balcony): the usable area of a glazed balcony associated with the dwelling.

BRA (total usable area): the sum of BRA-i, BRA-e and BRA-b.

TBA (terrace and balcony area): the area of terraces and open balconies associated with the dwelling.

The areas are calculated from construction drawings and are mathematically rounded, so minor deviations may occur.

The areas also include area for voids such as shafts and similar. Please note that a building surveyor may not necessarily be able to measure such concealed voids at a later date unless they have checked the areas against construction drawings or contract drawings. If drawings are not presented during such a physical measurement, the area measured may be somewhat smaller than the area stated on the basis of construction drawings.

A dwelling's total BRA is always larger than the sum of the areas of the individual rooms, as the total BRA also includes the areas of internal walls.

The stated areas are calculated from drawings and given as approximate areas. Minor deviations may occur in final design, construction and later measurement. A possible area deviation does not in itself automatically give grounds for a price reduction, and must be assessed specifically under the Housing Construction Act (bustadoppføringslova).

Plot

The total ground area of the project plot is 17 975 sqm. This will be subdivided among the various housing cooperatives and building plots, as well as road land etc. The plot area after subdivision will only be known after the final survey by the municipality. The parties have no claim against each other if the plot should in future turn out smaller or larger than stated.

The plot will be developed in accordance with the attached outdoor plan/site plan, with the requirements set out in the zoning regulations regarding the development of any footpaths, playgrounds and green areas. Please note that the outdoor plan in the sales brochure has not been fully detailed, and that changes may occur. Communal areas are planned to be operated and maintained by the housing companies, or possibly a residents' association. Any residents' association is to be operated and financed by the cooperative shareholders and unit owners in the various parts of the property. Maintenance agreements will be established for parts of the residents' association's area as the property is completed. Whoever owns a share or a unit in one of the housing companies on the property at any given time is a compulsory member of the residents' association. It is reserved that the developer may organise the property in a way other than through a residents' association, for example by establishing a real-estate co-ownership (realsameie).

Construction method & delivery

Deliveries are carried out in accordance with applicable regulations. The technical regulations TEK 17 apply to this project. Unless otherwise stated in the contract, descriptions or drawings, Norwegian Standard NS 3420, standard requirements for tolerances for finished surfaces in buildings, applies; see general provisions part 1. See also the project's drawings, declaration/delivery description and room schedule attached to the sales brochure.

Heating

All apartments are delivered with underfloor water heating, with its own control unit with an electric heating element in the bathroom. Prepared for external connection for an alternative of air-to-water or water-to-water, depending on what the housing cooperative may decide in future. Some homes will be prepared for a chimney, so that a wood-burning stove and connection can be added as an option, or at a later date.

Energy rating

All properties sold/let must have an energy certificate. Exceptions apply to, among others, detached buildings with a usable area of less than 50 m². It is the seller's responsibility to obtain the statutory energy certificate for the property, with an energy classification on a scale from A to G.

If the seller has not had an energy certificate and label prepared on the basis of the building's technical specification, these must be presented no later than in connection with the issuing of the completion certificate for the property.

TV & broadband

Each apartment is prepared for internet. Connection fee and subscription are not included. The buyer orders their own fixed electricity subscription.

Road, water & sewage

The homes are connected to the public road via a private road, and to public water and sewage via private service pipes. All work and costs are included in the purchase price.

Progress

Brief description of expected progress:

Start of sales / notice of right of first refusal: 26 March 2026

Deadline for Bonord right of first refusal: 20 April 2026 at 10:00

Estimated construction start: Spring 2026

Estimated move-in: 3rd and 4th quarter 2027

Right to let

The share has restrictions on short- and long-term letting. The owner must have lived in and owned the share for at least one of the last two years before the share can be let. See the further provisions in the draft articles of association for the housing cooperative.

Letting

Letting is regulated by the cooperative's articles of association and by the Housing Cooperatives Act (borettslagsloven) sections 5-3 to 5-10. All homes have one dwelling unit. Letting the whole home requires the consent of the board, and any application to let must be sent to the board.

A shareholder who lives in the home may allow others to use parts of the home without approval.

Short-term letting

Short-term letting of the home for more than 30 days a year is not permitted. Short-term letting means letting for up to 30 days.

Pets

On handover, keeping pets will be permitted in the cooperative, subject to a general rule that pets must not cause a nuisance to other residents. Keeping pets is otherwise regulated by the articles of association. The housing cooperative's general meeting may at a later date adopt rules regarding pets.

Prices & costs

Prices

The purchase price for each individual home is set out in the price list attached to the sales brochure.

Purchase costs

As part of the total consideration, the buyer must pay the following costs in addition to the purchase price:

NOK 545,- Registration fee, deed

NOK 545,- Registration fee, mortgage deed

NOK 260,- Mortgage certificate

NOK 15.000,- Share of establishment costs, housing cooperative/co-ownership

Changes in the amounts of the costs resulting from public decisions are reserved. Any increase is covered by the buyer.

Possible additional costs:

Membership of the housing association Bonord, NOK 300,- per member, is invoiced directly to the buyer.

The establishment cost is to cover:

- Registration of the shares in the cooperative register

- Stamp duty to the state on transfer of title to the housing cooperative

- Registration fee for deed

- Registration fee for common-debt bond

- Registration fee for deposit bond

- Handling fee in connection with disbursement of shared debt

- Fee to the property manager for preparing the budget, articles of association, etc.

- Fee for the IN scheme (individual repayment of shared debt)

The size of the establishment cost is the seller's financial responsibility and risk, as it is the seller who states the basis for stamp duty.

The establishment cost also applies to shares sold after completion, even if the housing cooperative has obtained title. Any excess establishment cost is transferred to the housing cooperative's operating account.

If conversion of the seller's construction loan/disbursement of the common loan to the housing cooperative is delayed relative to the handover date for the individual apartment, the buyer is obliged to pay the seller an amount corresponding to the cooperative share's proportionate part of the common loan's interest for the corresponding period. The property manager is hereby authorised to transfer this amount from the cooperative's account to the seller.

Changes in the amounts of the costs resulting from public decisions are reserved. Any increase is covered by the buyer.

Total price including purchase costs

Total price (fixed price + shared debt) including purchase costs from NOK 3 366 350,- to NOK 5 966 350,-.

Common costs

Monthly common costs include:

- Interest and instalments on the cooperative's shared debt

- Municipal charges

- Building insurance

- Property management

- Operation of communal areas

- Snow clearing/gritting.

- Provision for future maintenance.

Costs for contents insurance, heating, electricity consumption and TV/internet are not included in the monthly common costs.

The buyer is obliged to pay their share of the housing cooperative's common costs. Budgeted common costs amount to between NOK 9 141,- and NOK 16 657,- per month for the various homes. See the price list. Operating costs according to the budget/price list are assumed to cover, among other things, municipal charges, operation and provision for maintenance of communal areas and building stock, property management, building insurance, and snow clearing/gritting.

Please note that the above are estimated costs. The seller undertakes to pay the ongoing determined common costs and establishment costs for unsold units.

The budget has been prepared by the property manager on the basis of information provided by the seller and standard figures from comparable housing cooperatives managed by the property manager. The budget is a proposed operating budget for normal operation of the housing cooperative for one year, based on estimated income and costs. Reservations are made for the stated areas, number of homes, organisation of communal areas and other matters relating to the project that may change the assumptions of the proposed budget. Reservations are also made for the estimated income and costs, as the board may change the budget and enter into agreements that will bring the housing cooperative other or greater costs. The final determination of the budget and level of common costs will be made by the board of the housing cooperative. Please also note that common costs may vary over time as a result of decisions made by the board and/or general meeting of the co-ownership.

Public & municipal charges. Property tax

Municipal charges and property tax for the share are calculated and determined by the municipality after completion. Municipal charges are included in the estimated common costs for the homes.

Shared debt

The shared debt is serviced through the monthly common costs payable to the housing cooperative. Reservations are made for the interest rate, repayment holiday and term.

Before signing a binding purchase confirmation, prospective buyers are encouraged to consult the agent regarding any change in the estimated interest rate and the consequences this has for the monthly common costs.

IN scheme (individual repayment of share of shared debt)

With Bonord as property manager, individual repayment of shared debt will be written into the articles of association. Here the buyer can decide the size of the share of shared debt they wish to have, by making an additional payment of equity on top of the deposit. These funds will be secured by a pari passu first-priority mortgage in the main lender's mortgage deed. This affects the monthly common costs, which are reduced because a lower share of shared debt gives lower capital costs. For example, the monthly common costs will consist only of operating costs if you choose to pay the entire total price as deposit and equity, and thus have no share of shared debt.

Repayment of a share of shared debt can normally be made a set number of times a year, with an agreed minimum amount per payment. The scheme is conditional on the shared debt carrying a floating interest rate. Please note that a repaid share of shared debt cannot be reversed. For this project, the IN scheme has been taken into account in the design phase. Contact Bonord for further information.

Wealth tax value

The wealth tax value is determined by the Norwegian Tax Administration after completion. The wealth tax value will depend on the use of the home, under a calculation model that distinguishes between a “primary home” (where the owner is registered as resident in the National Population Register) and a “secondary home”.

Once the home has been taken over, you can use the Tax Administration's housing calculator to have the wealth tax value calculated. Contact the Tax Administration with any questions about this.

Handover

Expected completion is in the 4th quarter of 2027; this date is provisional and not binding, and does not trigger daily penalties (dagmulkt).

Once the seller has lifted the conditions, the seller must set a handover period of no more than three months. The seller must notify the buyer in writing of when the handover period begins and ends. No later than ten weeks before completion of the home, the seller must give the buyer written notice of the final handover date. The final date is binding and triggers daily penalties, and must fall within the handover period.

The stated time is provisional, and not binding or penalty-triggering. However, the home must be completed no later than 36 months after the conditions have been lifted. If a delay arises that entitles the buyer to daily penalties, these are to be calculated from 36 months after the date on which the conditions were lifted.

The exact handover date must be given with at least four weeks' written notice. The seller must send a copy of the handover notice to the agent.

If the seller completes the property well before the above deadline, the seller may require handover up to four months before the agreed handover deadline. The seller must notify the buyer of this in writing at least two months before the new handover date.

Handover takes place as soon as the home is completed, and may take place significantly earlier than estimated above – and should take place after the completion certificate is available, although handover will take place on a temporary occupancy permit if the municipality issues one.

The property is to be taken over at a handover inspection in which both parties participate. The buyer must give notice of any matters claimed as defects in the property. Please note that this applies to all matters the buyer discovers, or reasonably ought to have discovered, during the inspection. Any complaints and the seller's position on them are to be recorded, and the handover protocol is to be signed by both parties.

It is illegal to occupy the home without a completion certificate/temporary occupancy permit. The buyer also has no obligation to take over or pay the settlement unless a completion certificate/temporary occupancy permit is available. If no temporary occupancy permit is available, the inspection itself is nevertheless held, but the handover date is postponed until either a temporary occupancy permit or completion certificate is available.

The seller must hand over the property in a built-clean condition, and communal areas in a tidy condition. The buyer accepts that all rectifications, handovers and one-year inspections are held during normal office hours.

The buyer may refuse handover if, at the time of handover, the property has faults and/or defects that give reasonable grounds for refusal. The seller then undertakes to rectify, within a reasonable time, all faults and/or defects recorded during the inspection.

The risk for the property passes to the buyer when the buyer has taken over the property. If the property is not taken over at the agreed time, and the reason lies with the buyer, the buyer bears the risk from the time the property could have been taken over.

Once the risk for the property has passed to the buyer, the buyer's obligation to pay the purchase price does not lapse because the property is destroyed or damaged as a result of an event for which the seller is not responsible.

Please note that handover may take place even if any necessary formalities regarding sectioning or subdivision are not in place. The same applies if construction work remains on the property in connection with completion of the other homes/communal areas/technical installations.

Payment terms & financing

The entire purchase price, together with costs and any optional extras, must be paid by handover, provided that the seller has furnished the statutory guarantee under section 12 of the Housing Construction Act (bustadoppføringslova). This also applies to submission of mortgage documents for registration. The buyer is responsible for ensuring that payments and correctly completed mortgage documents are received by the agent in good time. All amounts must be paid into the estate agency's client account. Payment may only be made from the buyer and/or the buyer's bank.

Where the buyer is able to make optional extras, it is the seller's responsibility to send the estate agency a confirmed list containing the extras and the agreed sum for them. Optional extras must be paid by handover. Please note that the seller may, against security under section 47 of the Housing Construction Act, require the buyer to pay an advance for optional extras. Alternatively, the seller may require the buyer to provide security for the seller's claim for additional consideration. Please also note that all payments must be made to the estate agency's client account, and not directly to the seller. If a change agreement is entered into directly with the seller's subcontractors, the estate agency recommends that payment for these changes takes place after handover has taken place. If the buyer chooses to pay for such a change order earlier, the estate agency points out that such payment may be unsecured in the event of bankruptcy.

The buyer understands that satisfactory proof of financing for the entire purchase price must be presented to the estate agency when the purchase agreement is entered into, cf. section 46, second paragraph, of the Housing Construction Act. Satisfactory proof of financing means the project's proof of financing, or proof of financing approved by the seller. The proof of financing must state that the reserved amount will not be paid out to anyone other than the seller, unless the consumer is entitled to compensation, a price reduction or rescission. The proof of financing may stipulate that a financial institution must approve the disbursements, and that the seller's right under the proof of financing cannot be transferred to others without the financial institution's consent. The validity of the proof of financing must last until handover.

The buyer accepts that this information may be passed on to the seller's construction-loan bank.

The sale is legally binding on both parties upon acceptance. If the buyer fails to comply with the obligation to provide satisfactory proof of financing within the deadline, the buyer is nevertheless bound by the agreement, and the seller may invoke the agreement as materially breached and rescind it. The buyer consents to the costs of rescission and resale being covered by the buyer in that case.

All purchase confirmations must be in writing or confirmed in writing, and must be sent signed by email/delivered to the project seller/sent via electronic bidding. The form must be completed as accurately as possible with regard to financing, the financial institution's contact person and the proportion of equity. Normally, purchase confirmations with conditions will not be accepted by the seller until the condition has been resolved. The seller is free to reject or accept any purchase confirmation.

Those who wish to buy a home in this project must, before submitting the subscription form/purchase confirmation, have been in contact with a financial institution that can confirm financing at the time of submission.
